Tenant Move-Out Checklist in India: Records to Keep Before Returning Keys

A careful move-out record can make later questions about rent, utilities, damage or the security deposit easier to resolve. Use the agreement and the actual condition of the property as the starting point.

Read the exit and deposit clauses first

Check the notice period, lock-in terms, deposit-refund language, repair obligations and inventory list. Mark any requirement to arrange an inspection, clear bills or return keys in a particular way.

Create a dated condition record

Photograph each room, fixture, appliance, meter and furnished item before cleaning or handing over possession. Keep the files in their original form and record issues already raised with the landlord.

Close the payment and utility record

Collect receipts for rent, electricity, water, society charges and other amounts that the agreement assigns to you. If a final bill is pending, record the reading and agree how that amount will be handled.

Document the handover

Ask for a written acknowledgement of keys, access cards, parking tags and possession. If an inspection identifies an issue, ask for a clear description and evidence rather than relying on a later verbal claim.

Key takeaways

  • Read the exit clause
  • Photograph the condition and meters
  • Keep final payment receipts
  • Obtain proof of key handover
